Many a people have a hard time understanding the concept of home staging. ?What is Home Staging anyhow?, you may ask?

According to Barb Schwarz, ?Home Staging is the act of preparing a home for sale so the buyer can mentally move in.? I could not come up with a better definition of what Home Staging is!

Another question that I hear all the time is: ?Do all houses need to be Staged?

All houses need to be staged prior to sale, if you want to sell for top dollar and be in the market for a short time. Secondly 90% of the population can not visualize or imagine spaces. That means 90% of buyers can not visualize spaces or imagine themselves in the house you wish they buy from you.

Home Staging is equivalent to car detailing (the male reader can totally identify with this); you never try to sell your car, whether it is a Kia or a Ferrari, without detailing it first. If we are willing and open to spending money on something that is a liability, (our vehicle), why are we so closed to the idea of investing on maximizing the return on something for most of us is our most valuable asset (our house)?

?But my Seller has great taste and therefore Staging is not necessary?, is something else I hear quite often.

Staging has nothing to do with a Seller's taste and a lot to do with the buyer?s wants. So the Seller and the Real Estate Agent/Realtor would need to answer the question- who the buyers are and what they want and look for in the specific area or neighborhood- and package and merchandise the house (i.e. Stage the home), accordingly.

I went to an open house a few days ago in THE most desirable and affluent neighborhood in my city. The architecture of the house is very traditional-Mediterranean as a matter of fact- and the interior decorating and furnishings are very modern which makes the house very eclectic. First thing you notice as you walk thru the main entrance, are the beautiful expensive art work and furnishings. What happened to highlighting Real Estate (almost 7, 000 sq. feet of Real Estate?). And that is what Staging would do-highlight Real Estate. After all that is what the buyer wants to buy, the house and not a Seller?s possessions. This house has been on the market twice in the last two years and did not sell, and now it has been on the market a third time for over 60 days and they have yet to have an offer. Never mind the price reductions of the 7 figure type?

The architecture of the house is beautiful (traditional Mediterranean), the interior design and art work are beautiful (ultra modern, minimalistic). Spaces ?speak? to us and this property speaks ?single bachelor who has a very incredible eclectic taste?. There is nothing wrong with ultra modern, minimalistic design. Personally I love it, as a mater of fact?but I highly doubt that house appeals to the young family who wants to make it a home so they are able to raise their children in the most desirable, affluent neighborhood in the city.

So yes, Staging is needed, if you want to sell quick and for top dollar!

Most occupational injury and illness costs are paid by the ...

UC Davis researchers have found that workers' compensation insurance is not used nearly as much as it should be to cover the nation's multi-billion dollar price tag for workplace illnesses and injuries. Instead, almost 80 percent of these costs are paid by employer-provided health insurance, Medicare, Medicaid, Social Security and other disability funds, employees and other payers.

Authors of the study, published in the April issue of the Journal of Occupational and Environmental Medicine, said this cost shifting leads to artificially low workers' compensation premiums that should be used to cover wage replacement and medical care for employees injured on the job.

"This is a classic example of what we call a 'negative externality' in economics -- where prices do not accurately reflect costs that spill over to others and have negative social outcomes," said Paul Leigh, lead author of the study and a UC Davis professor of public health sciences affiliated with the UC Davis Center for Healthcare Policy. "Workers' injuries and illnesses cost much more than what current workers' compensation payments suggest, and the resulting low premiums provide little incentive for companies to promote workplace safety."

In a study he published last year, Leigh, an expert in health and labor economics, found that total annual costs for occupational injuries and illnesses in 2007 were nearly $250 billion: $67.09 billion related to medical care and $182.54 billion related to lost productivity.

In the current cost-of-illness study, Leigh showed that just 21 percent -- or $51.7 billion -- of those costs were covered by workers' compensation. He also identified who pays for the extra $198 billion -- or 79 percent.

By combining 2007 data from several government and nonprofit organizations, including the Bureau of Labor Statistics and National Council on Compensation Insurance, Leigh found that the medical costs for occupational injuries and illnesses were primarily paid by these sources:

  • Workers' compensation: $29.86 billion
  • Other non-workers' compensation health insurance: $14.22 billion
  • Workers and their families: $10.38 billion
  • Medicare: $7.16 billion
  • Medicaid: $5.47 billion
He also found that only $21.86 billion in lost productivity costs are paid by workers' compensation insurers, with the remaining $160.68 billion covered by other sources, including workers and their families, the Social Security Disability fund and state disability funds.

"Cost-shifting affects everyone, because we're all paying higher Medicare and income taxes to help cover that 79 percent," said Leigh.

Leigh suggests three changes in current workers' compensation and employee health practices to reduce cost shifting and overall costs and to help ensure workplace safety:

  1. Eliminate the stigma often associated with filing workers' compensation claims by openly acknowledging the legitimacy of using workers' compensation insurance for occupational injuries.
  2. Encourage more states to adopt single-payer government-managed workers' compensation systems to save administrative costs.
  3. Link premiums with company-specific injury experience rather than industry-wide estimates, which would encourage companies to lower premiums by reducing workplace hazards.
"The ultimate goals should be to comprehensively address the way occupational health is managed and establish cultures of safety for workers," said Leigh.

In a stylish little Pok?mon-inspired manoeuvre, the variation between the two is trivial at best. There will be special moves and players available to each that will be unavailable to the other, and other such pernickety shenanigans. But what else had changed with this new installment?s arrival?

The plot finds the triumphant Raimon Eleven still reeling from their surprise victory in the football frontier final. Set only a week after the events of the first game, Level-5 have crafted an odd little confection story-wise that will have little impact for those inexperienced with the first game. Mark Evans and company see their beloved school destroyed by a mystery hail of black footballs (reality and logic are a moot point where these guys are concerned). From the mangled ex-building emerges Gemini Storm, a team of alleged extraterrestrials here to prove their supremacy via soccer-action. (I remember the days when angry aliens did this via different means. Ah, huge metallic monstrosities and funky rayguns, those were the days.) From here, the story reers off into the realms of convoluted lunacy (as is the wont of Level-5) as the threat to the planet emerges.

Fortuitously, Raimon have a new innovation to help them out. The Inazuma Bus allows them to travel across their homeland of Japan, in search of teams to practise against and players to recruit to their ranks. Your aim in Blizzard/Firestorm is to build the most formidable squad you can with which to challenge the ascending threat, from talent across all regions of the country. During the course of the game, old favourites will come and go (and naturally return again, proverbial bad pennies that the core cast are), and new characters will be intermittently introduced. My personal favourite of these is without a doubt the icy stylings of Shawn Froste, with his preposterous hair and irregular accent. (this last is a difficult thing to convey in a largely voice-acting-free manner, but it comes through nonetheless.)

Aside from these additions, the bedrock of the experience remains largely unchanged. The football is played in a simple stylus-flailing manner, with you drawing paths to position players and pass or shoot the ball. Subtle layers of depth are introduced to the familiar mechanics with the new long shots, which can be instigated from anywhere on the pitch. To counter these, there are also now block abilities with which your defense can mitigate an attack or prevent it outright. Debuting, too, are individual character abilities. These are equipped in the same fashion as your usual special moves, but function as latent talents. A player with Shot Force, for example, will add a minor boost to the whole team?s attempts on goal. As each of these will also occupy one of a character?s limited moveslots, it all serves to add a further element to the game?s RPG-flavour repertoire.

As sequels go, Inazuma Eleven 2 is hardly a revolution. As I have touched upon, the plot assumes, to a significent extent, knowledge of their original travails. This does not prevent those new to the series from enjoying the game, but it is certainly advisable to play through the debut first. There are subtle refinements to the mechanics, and in matters of character development. The aforementioned Froste, specifically, has a charmingly twee little backstory which was a delight to see unfold. All in all, it?s largely a matter of playing it safe with this release.

Widen the goal in the search for alien life

We need to cast off our biological blinkers in the search for life beyond Earth and turn to physics, says cosmologist Charley Lineweaver

What's wrong with the definition of "life"?
Almost everything. For a start, we don't really have one. When you ask a biologist, "Are viruses alive?", half of them will say yes, and half will say no. We don't want a terrestrial-life-only definition. We want one that could apply elsewhere in the universe. This is important because NASA is trying to build an instrument to detect life elsewhere.

So we can't just head off and look for the molecules of life as we know it?
Imagine if some historian wanted to know about the origin of France. Most French people now have passports. So imagine the historian went out on an archaeological dig to look for French passports. That would be ridiculous. France as a nation has evolved over time, and only in the modern version do you get passports. Same for life. You could say all life today has DNA, but in the past, who knows?

Many biologists define life as anything that undergoes Darwinian evolution.
We pretend that makes sense, but if you look it makes no sense at all. What is the unit of Darwinian evolution? Is it the gene? Is it the cell? Is it a multicellular organism? Is a city evolving? How about Gaia? Is that a life form?

So how would you define life?
To the extent that the question makes sense, as a "far-from-equilibrium dissipative system".

What do you mean by that?
A system that feeds on the free energy associated with the gradients in the environment. For example, a hurricane is a dissipative structure because it feeds on the free energy of air pressure, humidity and thermal gradients. Hurricanes dissipate the free energy - they undo the gradients and bring the environment closer to equilibrium. That's what life is. We take chemical energy and undo it - move it closer to equilibrium.

Why would you want to draw the line there?
If you're going to draw a line anywhere between life and non-life, it makes sense to draw it on physical criteria. If you're going to be black and white, let's use the physicists' black and white. But you really should give up the black and white and go to a spectrum.

By your definition, a hurricane and a star are both alive. Are you really saying that?
If you want to chain me to a black and white view, then yes, I am. The distinction between far-from-equilibrium dissipative systems and near-equilibrium features is clearer than the traditional boundaries that people put on life and non-life. It makes more sense to me to increase the size of what we call "life" than to continually search for a meaningful boundary where there is none.

Isn't it a bit disappointing to claim we have found extraterrestrial life, then point to a star?
I'm moving the bar in what I consider to be a reasonable way. People should be disappointed, not at my moving the bar, but in the unrealistic expectation that there should be a bar where we have traditionally placed it.

Robin is a friend that I met while at my University and we shared a good amount of classes together throughout the few years we were there; in fact, she just graduated, so congrats Robin! I?ve learned of her love of snakes as well as other unique pets and think it it one of the coolest thing ? most other women are completely freaked out by creatures such as snakes. Here, Robin tells us what pets she has and what she loves most about each of them She is currently working as a guide at a well-known zoological park in the Gulf side of Florida; she works with the giraffes.

1. How did your interest in snakes and other unique pets begin?
I?ve always loved animals. When I was 10, my aunt gave me a hedgehog named Prickly. Later I took in two more hedgehogs from people who couldn?t keep them anymore. I called them ?Wiggles? and ?Vlad the Impaler.?

Since then, I?ve had hermit crabs and quite a few mice (the pet store sold me 3 ?females? but one was definitely not. A month later, there were a dozen babies!). The mice chewed through all of my attempts to contain them.

In high school, my boyfriend had a ball python. At first I was nervous but once I held her, I became a huge fan of reptiles! One day, I came home with a baby corn snake named Coral. My mom was not thrilled at first, but now my whole family likes her.

Since starting my current job, I?ve become quite obsessed with giraffes, Thompson?s gazelles, and flamingoes. My chances of ever having any of those are slim, though, unless I marry a rich guy.

2. How much research did you do before you began purchasing each type of pet?
The first hedgehog I had was a gift; my aunt had found an escaped hedgehog which nobody claimed. A few days later it had four babies, so I?kept one. I researched a LOT in the few days before the hedgehog arrived. With snakes, I had about 2 years to research before I bought one. It?s not fair to the animal if you don?t know what you?re getting into before you buy it.

I had to eat my words once, though! I bought hermit crabs for my little brothers and didn?t realize how many things they needed for ideal living conditions. They?re actually divas. I ended up spending quite a bit of money on hermit crab stuff in order to ensure their comfort.


3. What are some of the pets you currently have? ?
I have three snakes now; the corn snake, ball python, and Stinson?s python whose previous owner moved and couldn?t take him along. There?s also a saltwater aquarium with fish, crabs and a sea anemone.

4. What do you love most about some of these animals???

The newest addition, the anemone, is awesome! I didn?t know this, but their base is not glued to the rock or anything. It?s moved all over the filter and coral. It?s purple and neon orange. Feeding it is very cool; I drop a fish food pellet on it and it pulls it into its (mouth?) with its weird alien arms.

I love snakes for a lot of reasons. They?re relatively low maintenence compared to dogs and cats. They don?t smell, don?t bark, don?t shed hair, and don?t damage things. They won?t bother people with allergies. I think they?re very cool-looking, interesting, and fun to hold. They actually have a lot of personality, for an animal with a brain the size of a bean.

Pets still have instincts though, which you have to be aware of as a snake owner. I have been bitten once; it was alarming, but almost painless. The possibility of biting mostly depends on the species and the way it?s been handled in the past. Two of my snakes have never bitten in their lives, but the python has always been very high strung. He bit his previous owner too. It?s really important to know how to handle and feed them properly.

5. Do you have any tips for those wanting to get a saltwater aquarium?
?My boyfriend does most of the tank upkeep, so I asked him about this one? He says ?Research a lot and be prepared for the expense!? You don?t want to skimp on things you?ll need because saltwater fish are very delicate. I personally recommend a glass tank because calcified algae will grow on the sides. Unless you use a razor blade, removing it will make you want to drown yourself in the tank. Plastic will get scratched up by the razor and look bad.

6. Did you learn things on your own time or have help from someone else that knew how to start a saltwater aquarium???

My boyfriend knows a lot about saltwater aquariums and I?ve learned about it from him.

7. What pets would you like to have in the future?
I would love to have another hedgehog and a bird, preferably some kind of finch, quail or pigeon. I may or may not be allergic to birds, though, so I have to find out.

And they are vertical-industry centric since each vertical has its own set of business problems. As a result, about half of EMC?s consultants come out of a specific vertical industry, know the business issues of that industry, and only talk to business leaders in that vertical, and EMC Global Consulting is organized by vertical industries rather than territories. The other half are technology consultants that are horizontal and join the engagement after the initial business planning is finished.

Also, despite common belief, most of the business issues EMC consults on are not new problems. ?So if you?re talking to a telco and the problem is customer churn, that?s been a problem with telcos forever. Or when a bank officer says, ?I don?t know if the John Smith who has a brokerage account, the John Smith who has a bank account, and the John Smith who has a wealth management account is the same John Smith or three different John Smiths?, that?s been a problem in banking forever.?

Nor is data analysis a new idea for these industries. The telcos, for instance, have been analyzing their customer data almost since the days of Alexander Graham Bell.

What big data does is allow companies to expand the data set being analyzed far beyond just the rows and columns in their structured databases to include unstructured data inside the company and outside in the cloud, he said. ?Now you can bring all that information together. It?s a massive amount of information. Then how do I get some insight out of all that information? Now it?s a technology problem. So these engagements merge business and technology problems.?

Mobile Computing

Big data is not the only major area of transformation concerning companies today. Mobile computing is another. ?In banking in particular, huge amounts of effort are being spent right now on ?How do I render information to users in the way they want to consume it, and how do I design a user interface and a way to interact with all that information in the right way.??

So for instance he said EMC Consulting is working with a large credit card company on designing an e-wallet. The application is not challenging, ?but ultimately we have to create the user interface for the iPhone, the iPad, etc., that you and I will ultimately be carrying around. There?s a strong conversation about what the user experience will be like and how we will enable the mobile worker.?

Cloud Computing

Global consulting is also excited about the opportunity in cloud development. This has three components, he said: people, process, and technology. Most companies are past the planning stage now and are implementing, which is a huge change from two years ago, when very few large industry CIOs even thought cloud was real ? almost all those he talked to said it was all hype. ?When I asked the 70 CIOs at our CIO Connect Event Monday who did not have a private cloud strategy, nobody raised their hand.?

And in the last year, the trend has shifted from private to hybrid cloud. In the annual Wikibon IT Transformation Survey, ?just completed, for instance, 37% of respondents indicated that they were building hybrid clouds, a huge jump from a year ago when only about 9% were considering hybrid.

Gartner has just published a report saying that by 2016, 50% of large corporate data, even in regulated industries, will be sitting in a public cloud, he said. ?You say that to people today, and they say, ?No way!? But I think four years is way too long. I think it?s happening right now.?

Bark beetle may impact air quality, climate

ScienceDaily (May 23, 2012) ? If you've traveled to a forested national park out West in recent years, you may have noticed two things. First, a growing number of lodgepole pine trees are dying, victims of the bark beetle. And secondly, atmospheric haze, caused in part by tiny solid particles suspended in the air, is becoming a problem.

A study by a researcher at Southern Illinois University Carbondale shows these two phenomena may be related, tied together by chemistry and climate change factors.

Kara Huff Hartz, assistant professor of chemistry and biochemistry in the College of Science, has authored a study appearing May 23 in the journal Environmental Science & Technology, a division of the American Chemical Society. The study, which Huff Hartz conducted by collecting gas specimens from bark beetle-infested and non-infested lodgepole pines, shows a large increase in the gases given off by the beetle infestations, which could enhance airborne particulate matter problems and haze in the area.

The findings will bring better understanding to atmospheric maladies such as particulate matter, which can cause health problems in the very young and old, as well as other problems. It also may provide a window into understanding the links between climate change and environmental inputs such as volatile organic compounds (VOCs), which come from both natural and anthropogenic sources.

"I'm interested in gases that produce particulate matter as it contributes to climate change and that are also a health hazard," Hartz said. "I look at how new particulate matter is formed and what its sources are. We know of a lot of sources, but when it comes to modeling how much is in the atmosphere we find that we can't predict that very well, probably because we don't know all the chemistry in the atmosphere.

"To me, this study looked at a potential source of particulate matter we didn't think of before," she said. "So if we can characterize it, maybe we can contribute to a better understanding of how much particulate matter is being formed in the atmosphere."

Airborne particulate matter is a well-known health hazard that involves solids smaller in diameter than a human hair suspended in the atmosphere where they can be inhaled. Depending on the type, concentration and location, particulate matter can also impact climate by causing haze, preventing rain or leading to cooling, Huff Hartz said.

The gases given off by human activity and naturally occurring activity can enhance particulate matter concentrations in local areas, Huff Hartz said. This involves complex chemical and physical processes.

Anthropogenic VOCs -- that is, those caused by human activity -- arise from many sources, including burning fossil fuels. The presence of those VOCs increases the levels of atmospheric oxidants. When these human-caused oxidants mix with VOCs from both the human-caused and natural VOCs, the resulting oxidation can enhance existing particulate matter and can even form new particulate matter.

"If it was just the biogenic VOCs and along with very little oxidants we wouldn't have this issue. It's the enhancement that happens that we're concerned about," Huff Hartz said. "They form a product that is less volatile than it was before, and it can condense onto existing particulate matter, making it larger, or can even make more of it."

Funded by almost $97,000 from the National Science Foundation, Huff Hartz' findings come after her colleagues spent three months gathering samples from a dozen trees in a forested area near Steamboat Springs, Colo., in the fall of 2009. During that period of time, the fellow researchers extracted 400 air samples from trees using a handheld, battery-powered vacuum pump attached to a piece of tubing filled with a polymer sorbent material.

The polymer material adsorbed the VOCs while letting the other parts of the sample through. Those researchers sent the samples to Huff Hartz at SIU Carbondale, where she removed the VOCs from the sorbent material with a solvent, and analyzed them using gas chromatography/mass spectroscopy.

The samples from bark beetle-infested lodgepole pine trees suggested a 5- to 20-fold enhancement in total VOCs emissions. They also indicated the increased presence of beta-phellandrene emissions correlated with bark beetle infestation. Beta-phellandrene is a volatile organic compound.

Huff Hartz said the beta-phellandrene finding was quite unexpected and she intends to do further research with the substance in a laboratory at SIU Carbondale to see how it affects particulate matter enhancement and creation.

Huff Hartz said researchers don't yet know why bark beetle-infested trees give off increased levels of VOCs. It could be caused by the beetle opening the tree trunk at a spot where it normally would be closed and allowing the VOCs to escape. Or it could be caused by a biosynthetic reaction between the tree and fungi that the beetles carry with them on their bodies.

"So it may be a multi-step process," Huff Hartz said.

Huff Hartz said climate change has increased the bark beetle's range in recent years, allowing it to spread to places it might not have in the past. Still, she said researchers have a lot of work ahead unlocking the relationships among the infestations, VOC emissions, particulate matter and climate change.

"If climate change is anthropogenic driven, is this really natural? It's an intriguing question," she said.

Hollande's hometown says goodbye to Fran?ois, hello to Monsieur le Pr?sident

French President-elect Fran?ois Hollande spent election weekend in Tulle, where he got his political start and had a reputation as an approachable, hands-on local official.

For the next five years, France?s president-elect Fran?ois Hollande of the Socialist Party will go by ?Monsieur le Pr?sident.??But in this central France town of about 16,000, where he has been in politics for about 30 years, he will always be known as ?Fran?ois.? Residents here know him by his first name ? and he knows theirs.?

Mr. Hollande toured polling stations in Tulle and other nearby villages on election day. As was his habit when he was a local elected leader here, Hollande visited Tulle?s two markets on May 5, the day before the election, asking shoppers and local food producers how they were doing, shaking men?s hands, and kissing ladies on the cheeks amid a crowd of reporters.

The atmosphere was lighthearted and optimistic, with Hollande ahead of Nicolas Sarkozy in the polls, but some residents worried that it might well be the last time they saw "Fran?ois"?at the markets.?As president, he would have very little time, if any, to come visit them.?

Although not from the area originally, Hollande has been a political fixture there for decades. He served as a representative in the lower chamber of? parliament?for Corr?ze, the rural area where Tulle sits, from 1988 to 1993 and again from 1997 until now. He was president of Corr?ze?s general council ? a position equivalent to county manager ? from 2008 until now and served as mayor of Tulle from 2001 to 2008.?

While Hollande walked the open-air market by the town?s cathedral on the unexpectedly sunny day, one petite and elegant older lady waited for him near the market entrance.?Wearing a red dress and a white wool cardigan with gold buttons, the older lady had been standing there for over an hour, repeatedly asking reporters whether they knew what time ?Fran?ois? would come.

When Hollande finally got close to her after posing for photographs with supporters, she tried to catch his attention as he spoke to someone else.??Will you invite me to the Elys?e?? she called out, referring to France?s presidential palace.?Hollande didn?t hear her over the cheering supporters and journalists shouting questions.?

Walking along the market stands soon after, Hollande told reporters that just because he was likely to become president didn?t mean he would forget those who live here, and that even if he was less available, Tulle residents should be reassured that one of their own would be leading the country.

?Tulle residents won?t miss me,? Hollande said. ?If I lose, they will see me and if I win they will see me even more.??

On election night, about an hour after the announcement of his win, Hollande gave his first presidential address here, right by the cathedral, only a few feet away from the open-air market. Just before he concluded his speech, he thanked his first constituents.

?Finally, I greet my department of Corr?ze,? he said, to which the crowd responded with nearly 30 seconds of chants and applause. ?I owe you everything.?

Hollande was elected president with 51.63 percent of the votes nationally, according to results published by France?s Interior Ministry. He scored 65 percent of the vote in Corr?ze and 76 percent in Tulle.
